Norris Green has changed a lot over the last 15 years. Old estate housing, right-to-buy, and brand-new village homes all sit side by side. Here's what we find.
The bulk of Norris Green is original brick-built 1930s semis. Solid build, 3-bed family layouts. Heating systems have been replaced two or three times since the war. We know the typical pipe runs and stopcock spots.
Lots of Norris Green stock was bought by tenants from the 1980s on. Each home was upgraded at a different time. Mixed pipe materials, mixed boiler ages. We diagnose what's there before we quote any work.
The post-2011 rebuild by Countryside Properties and Sigma put up 829 new homes on the old Boot Estate site. Modern push-fit plumbing, fresh combi boilers, mains pressure systems. Many are still under maker warranty.

Norris Green was built from 1925 as one of Europe's biggest planned council estates. Liverpool City Council bought the land from Lord Derby's estate for £65,000. The plan was to rehouse families from the slum terraces in the inner city.
The estate boomed. 25,000 people moved in inside three years. The population peaked above 37,000. The art deco library on Broadway opened in the 1930s and still stands today.
Most of the houses are solid brick semis. Three bedrooms, family layouts, big enough to be a forever home. These are the ones still going strong today. Our regular L11 work is on this stock.
A smaller chunk of the estate was built with the Boot system. Precast concrete columns with steel rebar inside. The rebar rusted over time. The columns cracked. By the 1980s these homes were unfit to live in.
The fix took 20 years. 835 Boot homes were demolished between 2000 and 2006. Countryside Properties and Sigma started the rebuild in 2011. Norris Green Village is now 829 new homes on that cleared land. Modern plumbing, modern boilers, mostly still under warranty.
That mix is the L11 reality. A 1930s semi on one street, a 2018 new build round the corner, a 2012 refurb across the road. We work on all of them at the same fixed rates.
What we attend most often in L11.
Slow pressure loss is the most common Norris Green call. The system drops from 1.5 bar to below 0.5 bar over days or weeks. Small leak somewhere. We find the source and fix it on the first visit. Topping it up again and again hides the real problem.
Many original 1930s semis still run a system boiler and a hot water cylinder. Pumps fail. Three-port valves stick. The cylinder thermostat dies. We carry common spares on the van. Same-visit fix in most cases.
The Norris Green Village new builds use plastic push-fit plumbing. The joints can pop if installed badly or knocked during other work. A failed joint releases water fast. We carry the common push-fit fittings.
The original clay drain runs are now 90 years old. Lead joint seals fail. Ground movement cracks pipes. Tree roots find their way in. We clear with high-pressure jetting. CCTV survey on request.
Right-to-buy homes have been upgraded piecemeal over decades. Lead pipe meets copper meets plastic in unexpected places. Joins fail. We work out what's there and fix the failed section properly.
The older lofts aren't always well insulated. Cold weeks each winter cause pipe bursts above ceilings. We attend 24/7. We can lag the pipes on the same visit to stop it happening again next year.
Four steps to protect your home while we're on the way.
For any water leak, the stopcock is your first move. In most Norris Green semis it's under the kitchen sink. In the newer village homes it's often in the airing cupboard or utility area. Turn it clockwise to stop all water.

Look at the gauge on the boiler. It should sit between 1 and 1.5 bar. Below 0.5, you can top it up with the filling loop underneath. That fixes about half of all "no heating" calls. If it doesn't, call us.
